Building setout is critical to ensuring your structure is built exactly where it should be. We mark out building corners, footings, columns, and other structural elements on site using total stations and GNSS technology. We provide setout certificates and work with builders to resolve any discrepancies before construction begins.

When property boundaries are unclear or disputed, a title re-establishment survey uses original Crown survey records, title plans, and historical data to accurately re-mark boundary positions. This service is essential before fencing, building near boundaries, or resolving neighbourhood disputes. We provide a detailed survey report suitable for legal proceedings.

A feature and level survey captures the existing conditions of a site — including buildings, trees, fences, services, and contours. This data forms the base plan for architects, engineers, and planners to design with confidence. We deliver in multiple formats including CAD, PDF, and 3D models.

From initial feasibility through to Statement of Compliance, we manage the entire subdivision process. Services include preparation of plans of subdivision, feature and level surveys for planning applications, engineering setout for civil works, and final as-built surveys. We liaise with councils, referral authorities, and Land Use Victoria on your behalf.

We install and monitor survey control points on structures, retaining walls, and excavation sites to track movement over time. Reports are delivered at regular intervals and alerts are raised if tolerances are exceeded. Our 3D laser scanning captures millions of precise measurements in minutes, creating detailed point clouds of buildings, infrastructure, and terrain. This data can be used for BIM modelling, heritage documentation, clash detection, and volume calculations. We deliver registered point clouds, 3D meshes, and extracted 2D plans.

A dilapidation report records the existing condition of neighbouring properties before construction begins. We photograph and document cracks, damage, and other features so that any changes caused by nearby works can be accurately assessed. Reports are produced to an evidentiary standard suitable for dispute resolution and insurance claims.

As-built surveys capture the final position and dimensions of completed structures, services, and site features. We compare as-built data against approved plans to confirm compliance, identify deviations, and provide documentation for handover, certification, and future reference.

We produce lease plans and area calculations in accordance with the Property Council of Australia guidelines. Our surveys are used by landlords, tenants, valuers, and property managers for lease negotiations, fitout planning, and space optimisation.
